Sell your commercial property, on or off market
A confidential value range, a direct line to qualified buyers, and a sale that never has to hit LoopNet unless you want it to.
Two ways to sell. You choose.
Most brokers have one playbook: list it, blast it and wait. That works for some properties. For many owners it means tenants hear the building is for sale, employees worry, and the property sits on the portals long enough to look stale.
We give you a choice. More than 60% of our deal volume since 2024 never hit the market, so we know how to run a quiet sale. When a full marketed process will get you a better result, we'll tell you that too.
- Off-market sale: we take your property directly to a short list of qualified buyers under NDA. No signs, no listing, no tenant disruption.
- Marketed sale: a competitive process with a full offering package, broad buyer outreach and a firm call-for-offers date.

How a sale works with us
01 · Value range
Send us the rent roll and expenses, or just the address. We come back with a realistic range based on how buyers are actually underwriting today.
02 · Strategy
Off-market, marketed, or off-market first with a public listing as a fallback. We agree on price, timing and who sees the deal.
03 · Buyers & terms
Qualified buyers only, with proof of funds or lender backing. We can structure seller financing, 1031 timing or a partial sale.
04 · Close
We manage diligence, financing and the closing team so the deal you agreed to is the deal that closes.
Most of our business never hits the market
$35M+ across 20+ closed and under-contract transactions since 2024, and more than 60% of it never hit the market.
Figures include transactions currently under contract and scheduled to close.
Markets we've closed in

Most of our clients come to us for discretion, so we don't publish deal details. Ask us about relevant transactions and we'll share what we can.
Common questions
How much is my apartment building or commercial property worth?
Buyers price income property on its net operating income and the return they need, adjusted for condition, rents versus market and financing. Send us your rent roll and expenses and we'll give you a confidential value range, usually within a few business days.
Can I sell my property without listing it publicly?
Yes. In an off-market sale we present your property only to qualified buyers who sign an NDA. Most of our deal volume since 2024 closed this way.
Will an off-market sale get me a lower price?
Not necessarily. Off-market buyers pay for certainty and access to deals others never see. If we believe a marketed process will net you more, we'll recommend it.
Do you work in both New Hampshire and Massachusetts?
Yes. Tyler Haugh is licensed in both states and works with owners statewide in NH and MA, including Massachusetts owners exchanging into New Hampshire.
What does it cost to get a valuation?
Nothing. The valuation is confidential and comes with no obligation to list or sell.
Buying or selling? Start the conversation.
Confidential. Tyler responds within one business day.
